Creative Dev Ventures is leading the development of 1815 Montreal Road, a transformative 21-storey residential high-rise that will introduce 191 units to the area. The development includes a diverse mix of 1-bedroom, 2-bedroom, and 3-bedroom units, designed to meet the growing demand for urban living along this key transit corridor.
Our goal is to create a thoughtfully designed building that enhances the surrounding neighborhood and contributes to the growth and vibrancy of Montreal Road. Through careful planning and community engagement, we aim to provide a modern, sustainable living environment that aligns with both local needs and the city’s growth strategy.

WHAT WILL CHANGE?
The site at 1815 Montreal Road is currently zoned for low-density residential use, and we are applying for a 21-storey high-rise with 191 mixed units. While the building will be 21-storeys, it will feel more in line with a 19-storey structure. The design minimizes the visual impact of the tower, and due to the slope of the site, one level of the parking garage counts as a storey, and the mechanical penthouse will be placed at the top, reducing the visual volume.
While the neighborhood will continue to evolve around us, our design will add value through residential spaces, green areas, and public amenities, all aligned with the city’s growth strategy.

OUR VISION FOR 1815 MONTREAL ROAD
At Creative Dev Ventures, we believe great projects start with great neighborhoods. The development of 1815 Montreal Road is an opportunity to introduce a well-designed high-rise that provides a transition plan and housing solution for many in the area.
As the first high-rise on this stretch of Montreal Road, we’re paving the way for the planned growth along this transit corridor. This section of Montreal Road is designated Major Corridor in the City’s Official Plan, a designation that permits up to 40-storey buildings balancing appropriate building design and transition to low-rise residential. It is our view that the 21-storey building is a balanced approach to balancing local housing needs with overarching planning policies to create an economically feasible construction project.

Creative Dev Ventures is exploring options for incorporating energy-efficient building strategies, including car charging stations, with an emphasis on sustainable design that minimizes environmental impact.
AMENITIES
Amenities are planned for both private and communal spaces featuring two outdoor terraces and a variety of areas for resident activities. The building will be creatively programmed to foster an active, lifestyle-supportive environment.
PARKING
A total of 157 vehicle parking stalls, including visitor parking and bike parking spaces. The design supports multi-modal transportation options, encouraging bike use and alternative transportation methods.
